Shared Ownership

Shared Ownership (also referred to as Part Buy/Part Rent) is available for those who cannot afford to buy a home outright on the open market.  The scheme enables you to buy a home in stages by purchasing a share of the property and renting the remainder from South Somerset Homes. Normally applicants buy a 50% share but may purchase a larger share (as much as 75% with the option to buy more shares later on).  Whatever percentage of the property you buy, you will be required to pay rent on the remainder of the property that you have not bought.  If you buy a flat or leasehold property you will also have a service charge to pay.

You will need to raise the funds to pay for the costs of buying a share in the property, normally by arranging a mortgage. We can give you help and advice about this.

You must also normally be in full time employment (to be able to obtain a mortgage) and have sufficient savings to cover the costs of buying the home.

All the new homes are all fitted with energy efficient Worcester Bosch Condensing boilers and all the windows are UPVC double glazed and are fitted with easy clean hinges. Smoke detectors are supplied both in the kitchen and in the hallway and carbon monoxide alarms are fitted in the kitchen. Energy efficient light bulbs are also fitted in all rooms. The front and rear entrance doors are manufactured by Home Safe, which gives added security to the properties.

The bathrooms have a heated towel rail, shaver point and demisting mirror. The bedrooms, some of which have an en-suite bathroom and walk in wardrobes, have TV and Internet points plus ample double plug sockets.
